If any “verified” document is falsified, refund up to the full purchase price (12-month coverage).

If the surveyed area is more than 5% smaller than listed, you get a pro-rata price reduction or full refund.

If the GPS boundary differs materially from the listing, we cover the cost of re-survey + correction deed.

If the listed water source (borewell, canal, stream) is non-functional at handover, full refund or remediation.

If the property differs materially from listing photos, your travel cost is reimbursed and the listing is delisted.

What happens if the seller backs out after my deposit?
If the seller cancels after escrow but before registration, you get a full refund of your deposit, plus we waive your TrueAcre fees and offer inspection-fee credits toward any other plot.
How is my money protected in escrow?
Your deposit is held in a dedicated escrow account, separate from TrueAcre's operating funds, and is released to the seller only after the sale deed is registered in your name. Until then, the money stays ring-fenced — it's yours, not ours.
How does dispute resolution work?
If a disagreement arises, our mediation team — kept structurally separate from sales and operations — reviews the case and works toward a fair resolution. Clear-cut cases are resolved faster than complex title disputes, and there are no legal fees to you.
What if the area is smaller than advertised?
Indian farmland often has small discrepancies between the deed area and the GPS-measured area due to historic surveys. If the difference is within 2%, that's considered normal. Beyond 5%, you can demand a pro-rata refund or walk away with a full refund.
Are the verified documents genuinely verified?
Yes. Each document is cross-checked against the sub-registrar's index, ULPIN database (where available), and bhulekh records. Two verification officers must sign off, and high-value plots (> ₹ 10 Cr) require a third senior-level co-sign.
Does TrueAcre take any side in a dispute?
No. Our mediation team is structurally separate from sales and operations. They earn their bonuses on resolution quality (CSAT) and turn-around time, not on outcomes. Their decisions are non-binding unless both parties opt-in to arbitration.
