If you want to build a house, a farmhouse or a layout, agricultural land usually has to be converted to non-agricultural use first. Here's the shape of it.
Eligibility The land must be free of tenancy claims, outside notified green/agricultural zones, and have clear title. Pull the RTC and EC first.
The application Apply to the district collector / tahsildar with the title documents, survey sketch, RTC and a no-objection from relevant departments. Fees are calculated on the land's market value and intended use.
Timelines Expect anywhere from a few weeks to several months depending on the state and whether the file is complete on submission. Incomplete files are the main cause of delay.
After conversion Update the revenue records and keep the conversion order safe — it's the document a future buyer or bank will ask for first.
