Before you go

  • Download the listing's RTC and survey number to your phone.
  • Install the state land-records app (Bhoomi for Karnataka).
  • Plan for at least 3 unhurried hours on site.
  • Go in the rain if you can — it shows you where water flows.

On the property

Walk the entire boundary, not just the frontage. Watch the natural drainage. Find every water source and confirm it works. Talk to a neighbour — they know more about a parcel's history than any document.

Cross-check the survey number on Bhoomi against what's physically in front of you. Survey/sub-division mismatches are the #1 source of post-purchase litigation.
