The 16-document verification checklist explained
Before any listing goes live, our team verifies up to 16 documents. Here's what each one means and what we actually check.
Why 16 documents?
Farmland title in India is reconstructed from a chain of state records, not a single deed. No one document proves clean ownership — but cross-referencing 16 of them does. Our verification team runs this on every listing before it can be published with a "Verified" badge.

Title documents
- RTC / Pahani — current-year Record of Rights, owner name matching KYC.
- Mutation extract — confirms the most recent transfer was registered.
- Sale-deed chain — every ownership transfer for 15+ years.
- Mother deed — the original grant at the head of the chain.
- Tax-paid receipts — current, in the owner's name.
Physical & boundary
- Tippan (survey sketch) — official boundary drawing.
- On-ground GPS boundary walk — sub-1m accuracy.
- Akarband / atlas — extent and classification reconciliation.
- Photographs of survey pins and access road.
Encumbrance & litigation
- 15-year encumbrance certificate — no liens, no court orders.
- Court records search — district + High Court dockets.
- Loan-release / NOC — if the land was ever mortgaged.
- Conversion order (if non-agricultural use is claimed).
Any document that can't be produced is flagged on the listing, not hidden. A "Verified" badge means all 16 checks passed; a "Partially verified" badge tells you exactly which ones are outstanding.
